Frequently Asked Questions

Everything you need to know about Mess Fixers and our cleaning services.

Core Operations & Asset Protection

We clean properties across the greater Tampa Bay region, including Tampa, South Tampa, Westchase, Brandon, Riverview, New Tampa, St. Petersburg, Clearwater, and Largo. You can visit our "Locations" page for a fully detailed breakdown of our service map.

We are fully flexible and adapt to your preferred security protocols. You can provide unique digital keypad codes, lockbox combinations, authorize access through a building concierge, or leave alternative instructions. We execute entry exactly as you specify.

Our pricing model is highly flexible. The final cost is calculated based on the square footage, the current condition of the property, the frequency of service (recurring vs. one-time), and any selected technical add-ons. You can build your own custom estimate using the pricing calculator directly on our "Pricing" page.

Yes. Expedited or same-day turnarounds are possible depending on the current density of our dispatch schedule. Please contact us directly for immediate availability.

Yes, our technicians arrive fully equipped with professional-grade chemicals and HEPA-filtered tools. However, this is flexible: if you prefer us to use your specific cleaning products or equipment, simply notify us in advance and we will accommodate your request.

We require a minimum of 24 hours' notice for schedule adjustments. Late cancellations disrupt our dispatch routing and are subject to a standardized cancellation fee.

Our protocol dictates that if our team observes existing wear-and-tear, broken items, or structural damage (left by previous tenants, for example), we immediately take photos and send them to you to draw your attention to the issue.

We operate strictly by technical checklists. Upon completion, we secure photo verification of the completed tasks. These photos serve as final confirmation that the SOPs were executed. We do not process arbitrary complaints if the photographic evidence confirms the checklist was fulfilled.

No. We do not require long-term binding contracts. You can book one-time services or set up recurring maintenance purely based on your ongoing operational needs.

To maximize efficiency, we ask that you pick up personal items, clothing, and excessive clutter from floors and counters. This allows our technicians to immediately focus on the sanitation and asset protection protocols rather than organizing personal belongings.

While our dispatching is optimized for routing efficiency and schedule density, we understand the value of consistency. Yes, you can request the same technician for recurring services, and we can arrange this on an individual basis. All technicians strictly adhere to the same standardized checklists (SOPs), guaranteeing identical technical execution regardless of the assigned team.

Yes. However, for the safety of both our technicians and your pets, we require that all animals be securely crated or isolated in a separate room while the heavy cleaning and vacuuming protocols are actively being executed.

We operate strictly by our standardized checklists. If a task is not listed within the specific service description or checklist on our website, it is not included. Any tasks outside of those protocols are only performed if explicitly requested and booked as add-ons. For health and liability reasons, we never clean biohazards, handle hoarding situations, or move heavy furniture/appliances exceeding 30 lbs.

You can add specific notes or technical requirements directly into your booking form, or contact our dispatch team beforehand. These instructions are attached to the technicians' work order for that specific property.

Yes. We understand the tight schedules of Airbnb hosts and property investors. Weekend and holiday dispatching is available, subject to schedule availability and potential adjusted rates.

We prioritize punctuality and always strive to arrive exactly at the scheduled time. Minor delays of 10-15 minutes may occur due to unpredictable traffic or road conditions. In the rare event of a more significant delay, we will proactively notify you in advance and offer appropriate compensation.

To maintain our dispatch schedule, all additional tasks must be requested through our office or booking system. If our schedule allows, we will adjust the work order and invoice accordingly. Technicians are not authorized to perform unscheduled tasks without an official update to the SOP checklist.

Yes. To execute our sanitation and asset protection protocols effectively, the property must have active water and electricity.

Our technicians require accessible parking near the property to safely unload commercial equipment. Please provide clear parking instructions, access codes, or visitor passes in advance.

Standard cleaning protocols do not include inventory management. However, for our B2B clients and short-term rental hosts, the restocking of site-provided consumables can be integrated into the turnover checklist upon prior agreement.

Tipping is not an obligation, but it is a valued part of the service culture. Our technicians work hard to execute rigorous standards. If they exceed your expectations and deliver an excellent result, a tip is a great way to show your appreciation. However, it is entirely up to your discretion, and there are no hard feelings if you choose not to. You can leave a tip directly or process it through our payment system.

We offer high flexibility to accommodate our clients. We accept all major credit cards, bank transfers, Zelle, and traditional checks. Payment is processed only after the technical checklist has been verified upon completion.

All digital codes and access instructions are encrypted within our secure CRM system and are only released to the assigned lead technician on the day of service. Physical keys are coded and stored in a secure facility.

Yes. We specialize in supporting property managers and investors with portfolios across Tampa Bay. We can consolidate multiple properties under a single corporate account with centralized billing.

It is the client's responsibility to ensure the team can bypass gates or security checkpoints. If our technicians are delayed by more than 20 minutes at a security gate, it will be documented as a "lock-out" and may result in a fee.

Yes. We offer standardized volume discounts and referral credits for consistent clients and professional partners. Furthermore, we are always open to discussing custom pricing or individual discounts personally, depending on your specific situation or operational needs.

No. For the safety of our technicians working in Florida's humidity, we ask that you leave the AC on. With your permission, the team will adjust the thermostat to a comfortable working temperature while on-site to ensure efficiency and proper ventilation. Upon completion of the service, the team will return the thermostat to its original setting or to a specific temperature you request.

Service-Specific Questions

Details that vary by the type of clean you book.

Standard & Deep Cleaning

The difference lies in the scope and access, not just the level of dirt. A Standard Clean focuses on exposed, accessible surfaces. A Deep Clean means comprehensive coverage: reaching into neglected corners, moving items off shelves to clean behind and under them, and returning them to their exact place.

No. The level of soiling and the "depth" of the clean are two separate factors. A property can need a Standard Clean (exposed surfaces only) but require extra labor time due to heavy grease or grime. The intensity of the dirt affects the time and price, but the "Deep" designation refers specifically to cleaning hidden and hard-to-reach areas.

We provide clear visual guides and descriptions during the quoting process to help you choose. If you are still unsure about which protocol fits your property's condition, simply send us photos. Our specialists will assess the space and recommend the correct service.

Yes. Our services are highly flexible. If you want us to focus our labor hours entirely on specific high-traffic zones (like kitchens and master bathrooms) while skipping unused guest rooms, just specify this in your booking notes. We adapt the checklist to your priorities.

Please refer to the specific checklist provided under each service on our website. If a task (like the deep interior cleaning of an oven or refrigerator) is not explicitly listed in the standard SOP, it can usually be added as a separate Add-On. If you don't see the specific option you need, we can negotiate it individually.

We effectively remove surface mold and mildew from tiles and grout using specialized agents. However, if mold has penetrated beneath the silicone caulk around the tub or shower base, it cannot be cleaned away. In those cases, the existing silicone must be professionally stripped and replaced.

Move-In & Move-Out

While a Deep Clean targets a furnished, occupied home, a Move-In/Move-Out is engineered for property turnovers. It includes everything in a Deep Clean, plus the complete sanitation of the interior of all empty cabinets, drawers, pantries, and closets, ensuring the asset is fully prepped for the next occupant.

While an empty property is highly recommended for maximum efficiency and full execution of the checklist (like inside all cabinets), it is not strictly required. If furniture or boxes are present, everything is negotiable. We can work around your items, but please note this may increase labor time or limit the scope of certain tasks.

An Express Move-Out is designed for properties that have been well-maintained and left relatively clean by the previous tenant; it covers a fast, comprehensive wipe-down and sanitation. A Standard Move-Out is a full structural reset, requiring heavy scrubbing of built-up grime, descaling of bathrooms, and deep grease removal in the kitchen.

A Deep Move-In is required when a newly purchased or rented property is handed over in poor condition. It combines the heavy-duty scrubbing of a Deep Clean with the exhaustive interior detailing of a Move-In, neutralizing previous odors and removing neglected biological hazards before your belongings arrive.

Post-Construction

A newly renovated property contains fine silica and drywall dust that standard equipment cannot handle. Booking a standard clean will damage normal vacuums and spread abrasive dust over new surfaces. Our Post-Construction protocol utilizes multi-stage HEPA filtration and specialized dust-containment procedures to safely extract particulate matter.

We do not haul large construction debris (wood, tiles). Regarding dried paint, grout haze, or industrial adhesives on floors: we can attempt safe removal if discussed in advance and if the surface allows for it without damage. Always check the specific Post-Construction checklist to see our baseline inclusions.

The main clean removes the heavy layers of drywall dust, sawdust, and contractor debris. A Touch-Up is a final, lighter pass executed a few days later, designed to capture the microscopic dust that has naturally settled from the air after the main clean, ensuring the property is pristine for handover.

Turnovers & Short-Term Rentals

A Standard Turnover is a fast-paced, high-efficiency sanitation protocol designed for short-term rentals (Airbnb/VRBO). It focuses on resetting the property between guests: sanitizing high-touch surfaces, changing linens, restocking essentials, and visually staging the asset for the next check-in.

A Deep Turnover should be scheduled quarterly or after a long-term guest. It goes beyond the rapid reset of a Standard Turnover and includes scrubbing grout, descaling shower glass, cleaning inside major appliances, and restoring baseboards that accumulate wear-and-tear during high-traffic seasons.

A Mid-Stay Refresh is executed while the guest is still occupying the property. It is a streamlined service that includes removing trash, replacing used towels with fresh inventory, making the beds with existing linens, and performing a light sanitation wipe-down of the bathrooms and kitchen counters.

If your rental property has been vacant for 10 to 14 days, dust will naturally accumulate, and insects may leave debris. A Touch-Up is a rapid service designed to wipe down surfaces, vacuum floors, and ensure the property smells fresh and looks active just hours before a new guest arrives.

Specialized Tasks

Standard dusting of blinds is included in our baseline checklists. However, if they require hand-washing of every individual slat (like heavy plantation shutters or soiled mini-blinds), we offer a specific "Deep Blind Cleaning" Add-On. Simply select this service if you want a detailed wet wash.

Add-On Questions

How specialized, out-of-scope tasks work.

Add-Ons are highly specialized, labor-intensive tasks that fall outside of our standard Standard, Deep, or Move-In checklists. Because not every property requires these specific tasks (such as deep interior oven degreasing, garage sweeping, or patio washing), we separate them to keep our base packages cost-effective and allow you to fully customize your service to your specific asset needs.

Every Add-On inherently requires dedicated labor. The exact duration varies depending on the specific protocol: a minor, targeted task might add just 5 to 15 minutes, while an intensive scrub (like an Extra Full Bath or severe grease removal) can add 45 to 90 minutes. Regardless of the size, selecting an Add-On always adds scheduled time to your overall service.

Pricing depends on the specific protocol. Appliance interiors and specific rooms are usually priced at a flat rate per item. Structural Add-Ons (like sweeping a large garage or pressure washing a lanai) may be priced dynamically based on square footage.

An Add-On is a specific, out-of-scope task (like washing an interior window or cleaning inside empty cabinets). A "Heavy-Duty" condition fee is applied when the entire property is severely neglected and requires significantly more overall labor hours just to execute the baseline standard checklist.

Some tasks transition from Add-Ons to standard inclusions depending on the package. For example, cleaning the interior of empty cabinets is standard for a Move-In, but would be an Add-On for a Deep Clean. However, heavy appliance interiors (fridges, ovens) and exterior tasks are almost always classified as Add-Ons. Always review the specific service checklist to verify exactly what is included.

Our Add-Ons are primarily designed to be paired with a baseline cleaning package. However, we can execute standalone Add-On services (like a comprehensive deep blind cleaning or intensive grout scrub) provided the total order meets our minimum dispatch fee for the Tampa Bay area.

If our dispatch schedule allows and the technicians have the necessary specialized equipment or chemicals on hand, we will gladly accommodate same-day Add-Ons and adjust your invoice accordingly. However, to guarantee execution, we highly recommend adding these requests to your work order at least 24 hours in advance.

We operate with total transparency. If you book a Deep Oven Clean but our lead technician assesses that it requires only a standard surface wipe-down, we will not execute the intensive protocol and will instantly remove the Add-On charge from your final invoice.

Preparation depends strictly on the requested task. For example, if you book a Deep Fridge Clean Add-On, we ask that you discard expired items to allow our technicians immediate access to the internal surfaces. For a Garage Sweep Add-On, all vehicles must be removed prior to our arrival.

Yes. While standard cleans typically rely on standardized, pH-neutral agents, specialized Add-Ons often require targeted industrial chemicals (e.g., heavy-duty degreasers, acidic descaling solutions) or specific tools that are not deployed for routine surface maintenance.

Yes. Any aggressive commercial agents used for deep stain removal or heavy degreasing are applied precisely by trained technicians, properly ventilated, and fully neutralized upon completion to ensure immediate safety for occupants and pets.

Yes. Our CRM system is highly flexible. You can maintain a weekly Standard Clean but schedule specific Add-Ons (like a Deep Oven Clean or Patio Wash) on a quarterly or bi-annual basis to maintain the asset's long-term value.

For exterior protocols (like patio cleaning, garage sweeping, or exterior glass), execution is entirely weather-dependent. If severe Florida storms or extreme conditions prevent safe or effective work, that specific Add-On will be canceled, rescheduled, or refunded without penalty.

Absolutely. Every Add-On operates on its own specific Standard Operating Procedure (SOP) checklist. The technical execution is verified via photo confirmation, and the exact same correction guarantee applies to all Add-On work.

Our pricing is strictly data-driven based on the required labor hours and chemical usage. However, if you are an investor, host, or property manager booking a massive comprehensive reset that requires numerous Add-Ons, we can discuss a custom bundle or volume rate based on operational efficiency.

Mess-Fixers is highly adaptable. If you require a specialized sanitation task or custom asset preparation, leave a detailed note in your booking request. We will review the technical requirements and provide a custom quote.
